Studies show that homes that are reasonably priced and staged sell faster than those that are not staged. Home stagers specializing in vacant homes can provide useful advice on how to best present your property.

Selling an inherited home requires taking that extra bit of care to make sure it is appealing to all prospective buyers.

In many cases, these homes have been occupied by the same owner for decades.

For older inherited homes it can be especially difficult to get them show-ready, but by following these steps, you can ensure buyers will view the property with an open mind and see their future lives in the home.

1️⃣ CLEAN! THEN CLEAN MORE!
A house on the market must sparkle to the point where it does not appear as if it has ever been lived in. 

2️⃣ ATTEND TO LANDSCAPING
First impressions are paramount in home sales and the last thing you want is for a potential buyer to be put off before they have even entered the house. Trim the hedges, mow the lawn, and, depending on the season, keep on top of snow removal and fallen leaves. 

3️⃣ OUTDOOR MAINTENANCE
Pay attention to the finer details of the exterior of your inherited house. Clean and maintain the gutters, check on the paint work, roof tiles, and brickwork. Walkways should not be cracked or broken. 

4️⃣ FURNITURE
With the accumulated memories and personal belongings of the former occupant removed from the house, buyers have the opportunity to picture their own life here. The best thing you can do is give them a nudge in the right direction.

5️⃣ UPDATE FIXTURES
Anything broken must be repaired and anything looking rundown should be replaced. This is so the buyer does not immediately get overwhelmed with a list of “little” things to change and fix if they agree to buy.

Are you in the process of selling your home alone or thinking about it?

If so, I want to share my Top Five Negotiating Mistakes I’ve witnessed sellers make:

1️⃣ NOT LEARNING THE OTHER PARTY'S MOTIVATION

Price isn’t the only reason people buy. They might really like a certain feature your home has. They might be willing to pay more because of that feature.

Sometimes, they might absolutely love that feature. They have been hunting for a while and have finally found a home meeting their needs completely. That means they are willing to pay more for your home.

2️⃣ MEETING IN THE MIDDLE

This is the most common mistake novice home sellers make. It’s the easiest way to sell your home for $10,000 less than you should. “Meeting in the middle” is never a good strategy.

The problem is that everyone thinks they have to do it. There is no rule book that says you must meet in the middle.

3️⃣ TALKING TOO MUCH

This is the worst sin of negotiating. Don’t tell the buyers or their agent your life story.

What do you think would pop into buyers’ heads if they heard this out of a seller’s mouth? “We have to sell this as soon as possible because I was just transferred for work.”

4️⃣ MAKING THE FIRST MOVE

Many buyers will ask what your bottom line is. They know they can usually negotiate a home seller down to an even lower price.

Don’t fall for it. You’ve already made the first move by setting a price for your home. Tell the buyers you need to think it over and get back to them.

5️⃣ LETTING YOUR EGO GET INVOLVED

What is your final goal? You want to sell your property quickly for top dollar, right? Keep that goal in mind during the entire negotiation.

I have seen people kill a potential top-dollar sale simply because they didn’t like the buyer. Or, the buyer started negotiations with a lowball offer, and the seller got offended. Most lowball offers can be negotiated to a higher price.
