Selling The Unsellable Home

Teleprompter Script

Hey, it’s [Insert Name], your [Insert City] Real Estate Agent here.

Have you or someone you know ever needed to pull a home listing down because it wasn’t selling?

Well, if you have I’m here to tell you it most likely wasn’t the listing price that caused this.

It was most likely the first impression your listing was giving off.

You see, if your listing doesn’t immediately catch the eye of a buyer they can instantly swipe to the next.

I specialize in selling homes others failed to sell and I’m sharing all of my tips in my book [Insert Expired Book Title].

Chapter nine is all about grabbing the buyer's attention.

When people visit a real estate website, it takes them just a split second to decide whether they’re interested in a property.

That’s because they see a picture of it.

By providing bright, professional photographs of your listing you are exponentially more likely to gain interest.

Focus on what makes your listing unique, not just in the photographs but in the written description as well.

The idea is to get people interested enough to do an in-person showing.

Now, these are just a couple of my tips for selling the unsellable home and you can see the rest in my book.

Make Your Next Move The Best One Yet

Buyer Book

Teleprompter Script

Let's face it, while exciting, moving is no picnic.

But, there are a few organizational things you can do to make it go more smoothly.

Here’s what I recommend:

First, create and print out a moving checklist.

This will ensure nothing is forgotten.

Next, make a “Moving” binder or folder.

It should include all your contracts, checklists, receipts, and phone numbers for utilities …

Really, everything you need for your move is at your fingertips.

Color-Code and Label Boxes.

Have an easy visual cue for which box comes from each room.

This will make the unpacking process so much easier.

Speaking of packing, pack one room at a time, starting with the closet and moving to the door.

Keep a list of what’s in every box.

It’s an extra step, but you will thank yourself when you unpack.

And one last pro tip, tie off cords.

Don’t punish yourself with a tangle of electrical cords when you unpack.

These are just a few things you can do to make moving into your next home more enjoyable.

If you’re in the market to buy or preparing for your next move, be sure to get a copy of my home buyers guide.

80/20 Rule For Selling Your Home

Teleprompter Script

Have you ever heard of the 80/20 Rule?

Well, the concept basically boils down to 80% of a business's sales come from 20% of its products.

That same principle can be applied to selling your home and I break it all down in Chapter 3 of my book [Insert SellerBook Title]

Understanding the 80/20 rule concept can save you time in selling your home.

Rather than trying to sell people on the entire home, you can highlight the 20% of the features that make it special.

In today’s high-paced world, you have to create the type of first impression with your listing that is going to cause people to actually stop and take notice.

So, when you’re thinking about how to describe your home focus on what makes it unique from your neighbors.

Do you back up to a preserve? Have a pool or finished basement?

These are the type of things that will stand out and set your listing apart.

Ever heard of the 80/20 rule?

It dates back to 1897, when Vilfredo Pareto, an Italian economist, found that 20% of pea pods in his garden produced 80% of the peas.

Since then, the principle has been applied to the business world, stating that 80% of sales come from 20% of a business's products.

    Photo Caption:

Buyers decide in the first eight seconds of touring a home whether they are interested in it. That is why it is so important to make a great first impression

You can hire someone to do much of the hard work, but some things you can handle yourself.

Here are 5 things you should do before putting your house on the market:

    1️⃣ Declutter

As a standard, go through your home and get rid of 50% of your belongings. Highly personalized items, photographs, out-of-season clothes, random junk and excessive furniture need to go.

    2️⃣ Hardcore Cleaning

Now that the clutter is gone, move on to hardcore cleaning. Be meticulous. Tidy each room from top to bottom.

    3️⃣ Painting

Fresh paint provides a clean canvas. Through your efforts with painting, you are delivering your potential buyers a clean, primed canvas, where they can imagine their family in your home.

4️⃣ Focus on the high-impact areas

Buyers are most turned off by dirty, grungy bathrooms and kitchens.

    5️⃣ Updating Hardware

Take a nice, long look at your bathroom and kitchen hardware. You will likely notice it looks well used. Replacing or simply re-painting instantly rejuvenate these spaces.

By focusing on these 5 things, buyers will more easily be able to picture their own lives in your home.

The mortgage loan process can be intimidating. There are many moving parts, and you’re borrowing a large sum of money.

The best way to avoid mistakes or time-wasting holdups is to be prepared before you even apply.

The pre-approval process requires a lot of documentation and is something that you can easily prepare for.

Use this checklist to have everything ready to go:

    • Your ID — driver’s license, passport, etc.
    • Your two most recent pay stubs.
    • Your last two completed tax returns.
    • A personal financial statement — a statement of all your assets and liabilities, income and recurring expenses.
    • All recent bank account and investment account statements.
    • Title to any assets.
